The Property Manager is responsible for seeing to it that available space is leased, that residents are retained, that net operating income meets or exceeds projections, and that the property is effectively maintained within budgeted parameters.
PRIMARY RESPONSIBILITIES DOMAIN 1. MANAGE THE PROPERTY
DUTIES: 1. Ensure that property records are accurately maintained (lease and general files).
DOMAIN 2. COLLECT SECURITY DEPOSITS AND RENTS
DUTIES: 1. Collect rents and institute proper procedures against delinquent accounts.
DOMAIN 3. MAINTAIN HIGH LEVELS OF RESIDENT SATISFACTION (Ensure that
residents are happy and satisfied as indicated by a high level of renewals and few complaints.)
DUTIES: 1. Regularly seek to understand and anticipate what residents need.
4. Ensure that residents are provided a clean, safe and well-maintained home.
DOMAIN 4. MARKETING AND LEASING (Achieve targeted occupancy levels for the property.)
DUTIES: 1. Market the property and build traffic.
DOMAIN 5. SUPERVISE AND BUILD AN EFFECTIVE TEAM
DUTIES: 1. Recruit and hire an effective staff.
DOMAIN 6. DEVELOP AND IMPLEMENT BUDGET
DUTIES: 1. Forecast needs for the fiscal year and develop a budget based on these needs.
